Sansin FAQs - Frequently Asked Questions.

Where can I purchase Sansin products?

Can I use SDF over Classic?
Answer: Yes, but this is not recommended for logs that see excessive wetting or surfaces that demand a coating that breathes freely such as logs and larger timbers. Always wash using Sansin Multi-Wash as preparation for the new or maintenance coating.

Discontinued - SANSIN DEC; can it be used on non pressure treated lumber?
Answer: Yes! DEC performs outstandingly on many wood species. Keep in mind that the color is somewhat stronger than with other Sansin wood coatings.
Note: PTL discontinued. Important protective properties for flat surfaces incorporated into DEC.

Can I mix Classic and SDF in the same can?
Answer: No, the base formulas are inherently different. Although they may appear to be compatible, we cannot guarantee performance results.

Will adding more water to my Sansin EnviroStain affect its quality?
Answer: Adding water will reduce the quality of the product. If you still wish to add water (e.g.. for ease of spraying) than add NO MORE than 5%. Always add water to stain rather than stain to water.

How do I dilute color?
Answer: Use the Clear UV formula with the respective product to dilute color or increase clarity. Naturals should not be diluted more than 20% using the appropriate Clear UV formula. For example, use Classic Clear UV to dilute Classic Light Natural

Can I apply more than one coat of SDF on my deck or siding?
Answer: Apply up to two coats on decks and siding. DO NOT apply more coats at one time as this could form a film.

My stain is not the color I expected, what can I do?
Answer: Adding the respective Clear UV formula will lighten or increase clarity; or, order a different color to mix in with your existing product to create the color you desire; or, return the product to a SANSIN COLOR CENTRE DEALER for adjustment.

Paint & Stain Remover: How do I use it inside?
Answer: It should not be used inside, the residue is to difficult to remove without rinsing, we recommend only using it outside

Aqua-Gard: can I use it over painted concrete?
Answer: Aqua-Gard needs to penetrate into the surface to be effective - this is what allows it to remain breathable. Aqua-Gard is not designed to perform on top of paint or coatings.

Drips: how do I control them?
Answer: When applying exterior Sansin coatings we recommend completely saturating the surface with product to the point where it will absorb no more. This will naturally cause the product to slightly run. Then, as per Directions For Use, back brush the surface to eliminate any streaking by spreading the runs and drips evenly.

How long will my Sansin product last?
Answer: Base performance is indicated on product Directions For Use. Individual product performance depends on a variety of factors such as exposure, wear and tear, quality of application, quality of wood and location. Your local representative may be able to provide a more specific product estimate.

Why do some Sansin products need to be coated with Clear UV where as others do not?
Answer: Clear UV in its respective product has considerably stronger UV resistance and is normally used as the last coat to avoid strengthening color. Sansin Classic and DEC formulas require three coats to achieve complete saturation of the wood cell to create a water repellant surface; Classic Clear UV is normally used for the third coat to maintain a clear light color while building up the necessary protection.

When do I maintain my surface for optimum performance and color retention?
Answer: A maintenance coat is required when surface erosion becomes visible, or when the surface color lightens noticeably. Erosion may first become apparent on the grain whereas color loss typically shows first on southern exposures.

What kind of coverage can I expect from my Sansin product?
Answer: There is no standard answer because coverage varies depending on the wood species in question. With exterior coatings, it's best to get as much product into the wood as possible. A cedar deck could use an average of 1 gallon per 200-300 sq ft. per coat of Sansin DEC whereas a one-coat formula like Sansin SDF could use up to 1 gallon per 100-200 sq ft. Pricing is dependant upon the selected formula - see the appropriate product Directions For Use for more details.

Why is Sansin more expensive than some competitive products?
Answer: Sansin uses the finest pure resins and ingredients, with no cheap fillers or paraffin - incorporating the best UV-protection technology available. Sansin is a premium, environmentally-friendly wood coating that protects wood while allowing it to breathe. Plus, Sansin's exceptional ease of maintenance means trouble-free beauty for your home for years to come.

What are the benefits of a non-film forming product vs. a film-forming product?
Answer: Breathability, ease of maintenance and sustainability.

What is the difference between Classic & DEC?
Answer: Dec is designed for horizontal surfaces and Classic for vertical surfaces. The formulas are compatible but Sansin DEC has a lower solids content plus performance characteristics that allow for easier penetration on a horizontal surface.

Can I just have one product for all my surfaces?
Answer: No. Different surfaces can demand distinctly different characteristics from a coating. For example, a large mass of wood such as a log naturally retains more moisture than a 2x4 - which in turn means it will decay unless the wood can breathe. A deck needs more water repellency and UV protection than a wall. Sansin has a family of products designed for optimum performance depending on the characteristics of the wood surface in question.

Sansin produces several stains for log home and other woods. What can be applied over what?
Answer: ENS will go on over all Sansin products plus stone and metal.
SDF will cover Classic and DEC.
Classic will cover DEC
DEC
Performance may suffer if, for instance, DEC is applied over SDF.

What is the turnkey cost for a log home?

I can only get in trouble by putting the answer to this in writing, but I am still smiling as I write. Precise costs are not easy to nail down without floor plans.

There are a number of items that go into the material package for a log home. Then, there are the costs of the materials NOT in the package. Finally, there are the construction costs.

Actually, there are a few other costs once the home itself is done. They include landscaping, trees and shrubs, and the finished driveway. For steep lots, retaining walls might be added consideration.

Here is an example of Turnkey Cost Estimating using the Darlington model cape cod by Honest Abe Log Homes.

Material package cost is $65,085 using 2011 standard price figures
= This is $34.40 per square foot **
= There are package options that can change this figure. **

Options include: **

• style of log. Not all logs have the same retail price. Our chinked 10 x12 log, 8x12 log and 10 to 14 inch round logs are more expensive than are our 8x8 and 6x12 logs. Our 6x8 D logs are less epensive.

We also offer other options that can influence pricing:

• 3 or 4 subfloor option
• a variety of exterior doors
• 4 window style options
• 5 roof system options
• options for added T&G wood for interior walls
• garages, breezeways and carports.

To the figures above, add:
• site prep, well, septic, basement, driveway
• applicable state sales tax and shipping
• finishing materials NOT in the material package
• construction fees

Your total turnkey price estimate can go anywhere from $125 - $135 - $145 per square foot and even higher. This too depends on where you build and the contractor. Contractors have their own set of financial needs. So, not every contractor builds for the same home for the same price in the same area. Likewise, it can vary from area to area and state to state as to what the going rate is for log home construction.

In 2004 dollars, our 3,500 sf log home with a loft and finished basement came in at $105/sf. That was then. This is now.

The bottom line is ... your final turnkey price will depend on your tastes and how you wish to finish the interior of your home. Some of those considerations are:

• Stone on foundation
• Drywall or log siding interior
• Deck size

• Type of Fixtures
• Flooring - carpet, wood, tile, linoleum
• Sinks

• Tubs and jacuzzi
• Counter tops
• Cabinets

• Fireplaces
• Basement finished or unfinished
• Patios and other stone work

• Garage
• Garage with room over
• Breezeway and/or carport

So now, where are we on costs?

For a quick "estimate" you can multiply your square footage "needs" or "wants" times $135/sf, $150/sf, $175/sf and $200/sf.

$135 x 2000 sf = $270,000
$150 x 2000 sf = $300,000
$175 x 2000 sf = $350,000
$200 x 2000 sf = $400,000

This will provide you with some basic turnkey costs for budget purposes.

Two cautions:

1. Be aware of what you are getting in your material package. What is in it and what is NOT in it.

2. Be aware of what your contractor is providing for you before you sign any contracts. Ask them to spell it out in detail. You do not want to hear: "Oh, we did not include this or we did not include that." Still, be aware that there may be some unknowns that can come up during construction, not to mention changes that you might like to make during construction.

Differences between log homes and timber frame homes

Timber Frame Bent - 2nd type of timber frame

Homes tend to be categorized as [1] stick built, [2] brick or stone built and [3] log. [4] Timber frame homes can fall in all of these categories when people consider ‘hybrid” homes involving a variety of construction materials and techniques. Commercial construction involves other materials such as metals and cement.

In my world, log and timber frame homes represent two different ways to build a home. Many of us are familiar with log homes. They are built by stacking one actual log atop another, usually about 13 courses high depending on the size of the logs. Log homes come with several different styles of corners depending on the type of log – notch and pass, dovetail, saddle notch or Swedish cope.

Timber frame homes start with vertical uprights called posts and horizontal cross members called beams that connect the posts together.

First the frame of posts and beams is erected. Think of it as a skeleton. Next the roof is assembled. Then the wall material is attached to the posts.

Timber frame walls are usually composed of what are called SIPs or structural insulated panels. SIPs are a three-layer material composed of a core of insulation with OSB on the outside and sheetrock on the interior portion. Think of Oreo cookies.

After these SIPs are fixed in place with glue and screws, the outside is ready for siding of wood, vinyl, brick or stone. The inside is ready for paint.

The roof systems for both log homes and timber frame homes can be composed of trusses, conventional materials, or exposed beams. As a rule, timber frame homes are considered more elegant than log homes. Call it rustic elegance.

There is a second timber frame system for your consideration. The timber frame shell is composed of “bents” that are usually assembled as a frame using olde world mortis and tennon crafting. See the photo above or Google “timber frame bents” to find other examples.

Here is what the Log Home Council had to say about the benefits of building a quality log home!

Beyond a steady stream of visitors seeking to soak up some rustic ambiance and connect with Mother Nature, there are other advantages for owning a log home over more conventional construction. Longtime homeowners say log and timber homes offer rich rewards over the stick and brick homes of their neighbors. The benefits start with the building materials.

(1) Trees are Renewable Resource

Since trees are a renewable resource, log homes come with a solid green pedigree. When a home is made from solid logs, you are effectively taking the carbon contained in those logs out of environmental circulation over the entire life of the home. Moreover, some log home producers harvest standing dead timber (done in by pesky insects) or purchase logs from forests certified as sustainable. Some builders are constructing log homes to green building standards as well.

(2) Long Lasting

Got a know-it-all in the neighborhood who thinks his brick home is durable? Inform him that log homes still in use in Europe routinely date back more than 800 years. And one log-constructed church in Russia is reportedly more than 1,700 years young.

(3) Withstand Mother Nature’s Wrath

The log home industry has countless stories of these homes successfully weathering the worst weather Mother Nature can dish out, including the 2005 Hurricanes Katrina and Rita. When Rita’s winds caused a giant oak tree to crash through the roof of Menlo Klingman and his wife Mickey’s 1,700 square foot log home in Eastern Texas, the home’s solid log walls withstood the weight of the toppled tree and prevented more damage “There is no doubt in my mind that this log home saved our lives,” says Mickey.

(4) Fit the Land

Since this organic building material comes from nature, the resulting structures blend into the topography like a 10-point buck on opening day. Log homes naturally integrate right into the landscape, rather than being awkwardly imposed on it.

(5) Fast Framing

If you choose to use a precut and pre-drilled log system or a handcrafted home, the shell of your home can be framed on site faster than conventional stick framing, which will reduce the likelihood of weather-related damages or mold and mildew issues. With the right crew and building system, it can be weather tight in as little as two weeks—for an average sized home. In conventional construction, your home is exposed to the elements for far longer, which could lead to mold issues within framing of the home, where it can thrive undetected for years.

(6) Warmth of Wood

Warm to the touch (as opposed to the always chilly sheetrock), wood has something called “thermal mass,” a natural property in the logs that helps keep inside temperatures of homes comfortable in all seasons. This allows log walls to collect and store energy, then radiate it back into the home.

(7) Super Energy Efficient

Provided the home is sealed properly (between the foundation and the first course of logs, between log-to-log connections and where the roof system meets the log wall), you can have a super energy efficient home. Indeed, some builders routinely build log homes to meet the DOE’s “Energy Star” standards. This means it will be 30% more efficient than what building codes call for, saving you serious coin over the life of the home. “Today we can build a log home to be 15 to 20 percent more energy efficient than a conventional home,” says builder Mike Gingras, who has designed and built Energy Star-rated log homes for the past 18 years.

(8) A Picture is Worth a Thousand Words

Hanging a picture in a home with drywall is a big ordeal, involving a stud finder, a hammer or drill and bruised fingers—maybe even a bruised ego, since your spouse may tell you to move the picture, requiring patch work. Homeowners report the simplicity of hanging a picture is one the simple joys of living in a log home.

(9) Rustic Doesn’t Mean It Isn’t High Tech

While rugged is appealing, roughing it is definitely out. That’s why today’s log homeowners increasingly want a hideaway that’s connected, automated and secure. Many log homeowners are adding backup generators (in case of power outages), security system and a CAT 5 wiring system that can accommodate high speed video, voice and data, as well as a host of new communication technologies on the horizon.

(10) The Eyes Have It

If you’re worried about mold, mildew or insect infestation, then a log home offers clear advantages since you’ll be able to see anything untoward, just by taking a stroll around your home and visually inspecting the logs. This quick detection leads to a less costly remedy. In contrast to a conventional home, the sealed wall cavities can be a hidden refuge for mold, mildew and insect infestation, which can cause far more damage before its detected.

(11) Superior Craftsmanship

Conventional custom homes can have their fare share of beautiful carpentry, but this is typically limited to trim and millwork. In log homes, examples of fine craftsmanship are at every turn, in the handcrafted staircase with its branch-like spindles and balustrade, in the hand-scribed large timbers overhead in the cathedral ceiling, in the one-of-a-kind light fixtures.

(12) Peace & Quiet

Log homes are often quieter than stick built homes, thanks to the same thermal mass that provides energy efficiency and the sound deadening affects of wood walls, according to a white paper produced by the National Association of Home Builders Log Homes Council. “The acoustical benefits of a log wall, therefore, are the reduced transmission provided by its solid mass and the sound deflection provided by the profile of the log (the angle, shape, and texture of the log surface),” the paper concludes.

A note from Jack. Log homes are the most natural and affordable of homes that can be built today. Considering the cost, there are few options that are as efficient and cost effective to build. The total cost of ownership of log homes, over time, is difficult to match or beat. 52 pages of floor plans and illustrations plus a glimpse of the Honest Abe Cottages in the works. It replaces the Sportsman Series of recreational cabins.

$10.00 is the cost of the new companion Catalogs. Both catalogs for $10.00 and that includes postage.

Price adjustment & New Price List

Usually, when a new price list is mentioned, rows and columns come to mind. Well, that is a part of what Honest Abe has done with this new “Price Adjustment.” Allow me to explain.

As you may know, Honest Abe Log and Timber Frame Homes offers two distinct types of material packages. The more common one is known as the Legacy Collection. The less commonly known version is called the Genuine Select Series.

The Legacy collection offers a complete dry-in or shell material package. Everything in the package is needed.

The Genuine Select Series offers a less robust material package for those who wish to purchase some of the items that are included in the Legacy Collection.

Look at it this way. If you purchase 150 different items in the material package of the Legacy Collection, there may be only 135 items in the material package of the Genuine Select Series. So, the Genuine Select packages cost less than the Legacy packages because it contains less “material.”

Interior doors are one such line item. Another item is the interior 1x5 baseboard, door and window trim. They are in the Legacy package but not in the Genuine Select package. There are a few other differences that are illustrated in the new Catalogs.

It is important to note that ALL of the items found in the Legacy Collection material package are necessary to complete the dry in of your log home. It is just that you may wish to purchase some of those necessary items yourself.

So what is the change?

Our new price list goes into effect September 1, 2011. It has ALL of our homes configured for the Legacy material package and the Genuine Select material packages. For example:

A replacement series is in the works but has not yet been announced. In the meantime, we can configure any of our cabins using 6x8D logs and economical truss roof systems.

It was announced by Honest Abe Log Homes in a conference call on August 10, 2011 that the Sportsman Cabin Collection will be discontinued effective September 1, 2011.

Part of the issue involving these very attractive cabins is the size of the log we use, 4x6 D log, and increasingly stringent building codes.

So, if you would still like to purchase a Sportsman Cabin from our 12 design collection, now is the time to place your order. Based on current production schedule, we can have the Sportsman material package on you job site in around 30 days. See the "Sportsman button" at www.LogHomesByJack.com.

Remember, that the Sportsman package does not include stain. We offer Sansin Enviro Stain separately from Honest Abe.
• SDF is used on the exterior log walls.
• DEC is used on porch floors and decks.
• Purity is used on interior wood walls & ceilings.

After the Sportsman Cabin Collection . . .

Honest Abe will be offering recreational cabins to replace the Sportsman. Changes include 6x8 D logs and options for beefed up roof insulation. Obviously, this new series will be more costly.

Log Homes and Timber Frame Homes may have the lowest carbon footprint of any other type of construction. A carbon footprint is the measurement of carbon dioxide released as a result of using a particular product or other human activity. Carbon dioxide is the main greenhouse gas released into the atmosphere and major contributor to global warming.

A report prepared by the Edinburgh Center for Carbon Management (ECCM) compared the carbon dioxide footprints of three structures and the benefits when more timber was introduced into the construction. The results were astounding. ECCM estimated that there could be up to an 88% reduction of greenhouse gasesby using log or timber structural elements wherever possible rather than other conventional building materials. The reduction of greenhouse gases was achieved by replacing materials high energy, high CO2 production values, such as steel and concrete, with solid wood. The report states that the production of steel and concrete materials accounts for 10% of the total global emissions of greenhouse gases. These materials have a high CO2 output created during the extraction of raw materials, refining, processing and manufacturing of the finished product. As reported in a study published by the Royal Australian Institute of Architects, the energy consumed to process a tree into a finished sawn timber is about one-tenth of steel production.

In another report prepared by The Consortium for Research on Renewable Industrial Materials (CORRIM) compared four different structure using different wall systems – two woods, one concrete and one steel. The report found that the steel wall system generated 33% more greenhouses gases than wood and the concrete wall generated 80% more greenhouse gases than wood. The study also reported that the wood structures out-performed the steel and concrete houses in energy use and the impact on air and water quality.

Wood walls are typically framed or solid. Conventionally framed walls use a combination a several materials including processed wood products such as plywood or other laminated wood products, fiberglass insulation, exterior siding, interior sheetrock and some type of wall covering. Solid wood walls using logs or timbers have basically one product – the log or timber. The energy consumed and the CO2 produced in the production of logs and timbers is a fraction compared to the production of all the various materials in a conventionally framed wall.

Consumers are much more aware the environmental impact of using different materials and are being increasing sensitive to the hazards of exposure to chemically processed materials. Logs and timbers are 100% natural. As a natural product, they do not emit VOCs or other pollutants into the outdoor or indoor space. Trees are produced from soil, water and air combined with the energy from the sun, in a miraculous process of photosynthesis. Ecologically and environmentally, solid wood is the only building product that is renewable, biodegradable, recyclable, energy efficient and extremely beautiful.

Sustained and plantation forest growth actually reduces greenhouse gases by consuming CO2 out of the atmosphere while the trees are growing. Political pressure to reduce carbon dioxide emissions, such as the Kyoto Protocol, is sure to continue and it will become increasingly important to find solution. The use of solid wood construction such as log homes and timber homes can make a positive contribution.

A note from Jack: The superior energy efficiency of log homes is explained in part by the concept of "thermal mass." It means that conventional structures heat and cool the air inside the structure. 30 Secrets of Affordable Design

OVERALL DESIGN

1 Stock Up. Instead of a custom design, opt for a stock plan from your log producer's catalog. Stock designs have been built many times before, so construction errors have been eliminated.

2 Shape of Things. Whether stock or custom, a rectangular design is the most economical shape to build. Add more than four corners and you'll add more costs. For example, it takes 18 feet of logs to create a single butt-and-pass corner with an 8-foot wall height.

3 Open House. Keep square footage down with an open floorplan that eliminates unnecessary hallways. Also look for innovative ways to use traditionally wasted space.

4 Going Up. To expand your living space, build upward not outward. Adding a dormer within the roof or attic will give you a loft, which is far less expensive than a complete second story.

5 Trim Your Waistline. Keep your home's width under 32 feet. Once you go wider than 32 feet, you usually need longer rafters.

CONSTRUCTION & LABOR

6 Stage Coach. Start by building the house the first year, followed by the wraparound porch in Year Two and the garage in Year Three. Add outbuildings, such as a guesthouse or barn, in subsequent years.

7 Clearing Up. As much as 35 percent of your budget will go to clearing your home site, excavating a foundation, creating a driveway and installing utilities. But you can earn a little sweat equity by clearing trees and foraging for found materials (rock and wood) for use in landscaping.

8 Solid Footing. Slab on grade is the least expensive foundation, but this option is only available in frost-free regions. Everywhere else you will need some form of basement or crawl space.

9 Underground Movement. A full basement with roughed-in plumbing and electrical lines is one of the most affordable ways to add extra living space to your log home.

EXTERIOR

10 Stacked Baths. Putting two bathrooms back to back or stacked above and below in a two-story design. This will reduce your plumbing contractor's work, which can save money.

11 Combo Platter. To save money on logs, incorporate a variety of exterior materials such as stone, board and batten, cedar shake, and even stucco.

12 Grand Entrance. For sheer "wow" factor, many pros recommend investing in a substantial "timber frame style" entrance. You can achieve this economically and still make it impressive.

13 Decked Out. Wrap-a-round porches are popular but can cost as much as $25,000 for 150 feet of porch. To cut costs, design a smaller covered porch at the front door.

14 Drive Time. Locating your home far off the main road will give you privacy. But you could save thousands in grading and compacting costs if you keep the driveway short.

15 Walk this Way. Crushed stone, flagstone or concrete pavers (stones that are usually placed on top of sand) make attractive and affordable alternatives to poured concrete for walkways, patios, pool decks and more.

ROOF & CEILINGS

16 Top Heavy. Keep your roof simple with a single ridgeline instead of "hips and valleys" or multiple roof planes. Extreme angles, such as turrets or an angled prow under an A-frame, cost more in materials and labor.

17 Looking Up. If you worship cathedral ceilings, use them in the great room but keep the ceiling height in other rooms lower (in the 8-foot realm).

18 Sky's the Limit. If you can afford dramatic skylights, go for it. But also consider solar tubes. They bring in natural light and cut down on installation and materials costs.

19 Timbers! To save money, use a conventional truss or rafter roof system in the attic, with smaller, decorative timbers and non-structural tongue-and-groove decking.

WALLS & FLOORS

20 Size Matters. Using smaller logs will reduce costs substantially. Six-by-eight-inch logs offer the same stability and energy performance as eight-by-eight-inch logs. And you will save roughly $2,500 on your log package for a 2,000-square-foot home. [Note: 8 inch wide logs are best for the northern climates.]

21 White Stuff. Drywall is roughly half the cost of pine tongue-and-groove paneling (cedar is another step up in price). So it is an excellent choice for framing interior walls and ceilings.

22 Halfway there. To maintain the look of full logs without the cost, consider log siding for your home's walls, dormers and garages.

23 Floor Show. The most economical flooring is carpet and pad, which can be a comfortable option for the bedroom or basement. For the main living space, laminates and vinyl will usually save you money over hardwood floors, though wood tends to wear better.

24 One Step. To reduce flooring costs, pick one product and use it in as much of the home as possible.

25 Underfoot Fetish. Squeak-free, engineered trusses like I-joists can span long distances (great for open floorplans) and are easy to install. Dimensional lumber (2-by-6s or 2-by-10s) is more affordable and hardier in the event of a plumbing accident. But it can also twist over time, making for a house that creaks.

FINISHING TOUCHES

26 Door Jam. A pre-hung steel unit (around $600) will work well and is easy to install. For more dent protection, upgrade to fiberglass, which offers a wood-like texture with less maintenance.

27 Light Bright. Specify low-cost lighting fixtures and upgrade them in the future. Use inexpensive fluorescent lights above and below cabinetry as task lighting for cooking.

28 Hearths. Instead of a traditional masonry fireplace (which can cost from $50k to $100k) choose a factory-made, direct-vent, zero-clearance fireplace, which can be accented with decorative rock (around $15,000 installed).

29 Counter Intuition. For a solid work surface, install granite on your kitchen island and then use granite tile on the remaining countertops to save money.

30 Straight Shooter. A simple, straight stair design will save you money. For the ultimate budget buy, a plain set of stairs (for a few hundred bucks) can be concealed under pad and carpet.

Starter idea

As you might guess, it is common for me to receive telephone inquiries about log homes. During these conversations, I eventually learn that clients would like to have a garage or storage building in addition to their log or timber frame home. It is common for people to not build the log home and the garage at the same time. The timing for construction usually revolves around "cash" issues.

When this occurs, a garage with an apartment over [i.e, FROG] frequently comes into the conversation. At that point, I suggest the following economic answer to their "timing" issues.

A solution: Build the garage or shed with apartment over using our RuStick system.

In this system, we build the garage using log siding outside and inside, where appropriate. Thus, the apartment in particular takes on the character of a log home from the inside. Obviously, we take time to match the garage to what they "believe" to be the style and stain color of the future log home or timber frame home.

Construction of the log home or timber frame home can take place later when it fits the budget. This is a construction strategy that saves money and provides our clients with their rustic getaway at the same time. Eventually, the apartment becomes their "guest" quarters when the manor house has been completed. It makes economic sense in many cases. -jh

Some Useful Information

A bit of information that you might like to know about. We have friends here in our community and one of their sons is an entomologist (insect expert), and has been telling them that there is an epidemic of bed bugs is now occurring in America. Recently I have heard on the news that several stores in NYC have had to close due to bed bug problems, as well as a complete mall in New Jersey.

He says that since much of our clothing, sheets, towels, etc. now comes from companies outside of America (sad but true), even the most expensive stores sell foreign clothing from China, Indonesia, etc. The bed bugs are coming in on the clothing as these countries do not consider them a problem.

He recommends that if you buy any new clothing, even underwear and socks, sheets, towels, etc. that you bring them into the house and put them in your clothes dryer for at least 20 minutes. The heat will kill them and their eggs.

DO NOT PURCHASE CLOTHES AND HANG THEM IN THE CLOSET FIRST. It does not matter what the price range is of the clothing, or if the outfit comes from the most expensive store known in the U.S. They still receive shipments from these countries and the bugs can come in a box of scarves or anything else for that matter. That is the reason why so many stores, many of them clothing stores have had to shut down in NYC and other places.

All that needs to happen is for you to bring one item into the house that has bugs or eggs and you will go to hell and back trying to get rid of them.

He travels all over the country as an adviser to many of these stores, as prevention and after they have the problem.

I receive periodic complaints from shoppers that log homes are dark inside.

Here are a few reasons why this might be true. They are:

Small windows. Heavy curtains. Big porches. Small rooms. Inadequate interior lighting. Dark interior stains. Dark furniture. Dark cabinets. Inadequate Planning.

The solution to darkness is: larger windows, sheer curtains or no curtains, more ceiling can lights, light or natural interior stains, lighter furniture colors, lighter oak-type cabinets, and light colored paint on the sheet rock portions of the interior walls.

Huddleston is near Smith Mountain Lake State Park on Rt 626 in Bedford County. Huddleston and Moneta are two of 15 or so communities around the Lake. Log Man Jack - stain maintenance

Q Hey Log Man Jack, How often is it necessary to stain log homes.

ANSWER. Maintenance of the exterior of log homes is done by a process called staining. Conventional wood sided homes are commonly painted. Paint does not allow the wood grain to show and that is an attractive feature of log homes.

The number of years between maintenance coats of stain varies with the product used. Some products require repeated staining every year or so. Other products require two coats of stain plus one coat of clear coat with maintenance coats over a longer interval of time – usually three to six years. Yet other products suggest that two coats of the same product be applied initially. Then add a maintenance coat in 3-4-5 years.

Staining can be done with a bucket and brush or a sprayer. When a sprayer is used, the stain penetrates into the cracks and crevices more evenly than with a brush. It should be noted that when a sprayer is used, the windows and doors should be covered with a plastic wrap. The specialists seem to prefer brushing.

This initial staining will begin to wear off due mostly to sun, rain and snow. The need to apply maintenance coats of stain is most evident on the afternoon and evening side of log homes. It is necessary to restain weathered logs or wood to keep them looking fresh. Depending on the stain product used, this might need to be done again in three, four, five or six years. That is, your log home will need a new coat of stain plus clear coat. There are products on the market where the stain and clear coat can be mixed. Obviously, this reduces your work load and two-coat products are usually less expensive than three coat products.

Honest Abe Log Homes announced that they now offer a new 8 x 12 log for log homes. It is suitable for log homes in the cooler and colder climate zones North of the Mason-Dixon Line. This 8 x 12 T&G log provides more thermal mass and better insulation value. These logs have dovetail corners. Eastern White Pine is the recommended wood species.

The Honest Abe 10 inch round logs are also quite good for the Northern tier of states. These logs are done in the Swedish cope style. The purlin roof system is available as well as our standard heavy timber roof system with 4x8 Douglas Fir beams and 2x8 premium spruce T&G.

TIP: It is common for new log home shoppers to come away from shows like this in a state of total confusion. That is normal. Attendees receive a lot of contradictory information at these shows. Every log home show dealer is prone to explain that their "way" or their "system" is the only way. There are a number of ways to "skin a cat" when it comes to log homes. Many dealers are only familiar with their system and not aware of how it can be done by other companies. If you receive this kind of information, then ask others about what you have been told.

Our National Headquarters in Moss, Tennessee hosts several Construction Seminars in 2009. These one-day seminars on Fridays are targeted to conventional and log home builders. They review in detail some of the differences in building with log, and offer tips and techniques with our specific log systems. These seminars are only open to current customers and their builders. DIYs - So, you're ready to start building that Honest Abe home you've just purchased? Not until you attend the Honest Abe Construction Seminar. Open to the serious do-it-yourselfers [DIYs], these seminars cover subjects like site prep, package delivery, material storage and more.

This full-day seminar blends technical classroom instruction with practical construction experience. Learn about the quality material used in our homes, as well as building methods and tools utilized in the construction process. Get yourself a front row seat and ask our experienced Honest Abe personnel all those technical questions you've been wondering about.

The Construction Seminar is open to new customers who have already purchased a log package and are not using a subcontractor through Honest Abe.

Not doing the actual work yourself? Then we invite your builder to attend and become familiar with our custom log system.

The tuition for the Construction Seminar is $25 per person (limit two people per customer). Class size is limited and available on a first come, first server basis. Contact Jack Hutslar.

These demonstrations allow you to see first-hand how an Honest Abe Log Home is built from the ground up. We'll show you how to assemble the floor system, join together the walls, create window and door openings, install beams and ceilings, and apply the roof system, including soffits and fascia.

In addition to the demonstration, you will also learn about the care and maintenance of a log home, take a tour of our manufacturing facility and have the opportunity to speak with the people involved in the Honest Abe Log Home process. Many members of our own staff of engineers, designers and sales representatives will be on hand to answer any questions you may have. We also invite various supply vendors to further explain the intricate details of erecting an Honest Abe Log Home.

Tools and their uses

DRILL PRESS: A tall upright machine useful for suddenly snatching flat metal bar stock out of your hands so that it smacks you in the chest and flings your beer across the room, denting the freshly-painted project which you had carefully set in the corner where nothing could get to it.

WIRE WHEEL: Cleans paint off bolts and then throws them somewhere under the workbench with the speed of light. Also removes fingerprints and hard-earned calluses from fingers in about the time it takes you to say, ‘Oh sh — ‘

ELECTRIC HAND DRILL: Normally used for spinning pop rivets in their holes until you die of old age.

SKILL SAW: A portable cutting tool used to make studs too short.

PLIERS: Used to round off bolt heads. Sometimes used in the creation of blood-blisters.

BELT SANDER: An electric sanding tool commonly used to convert minor touch-up jobs into major refinishing jobs.

HACKSAW: One of a family of cutting tools built on the Ouija board principle. It transforms human energy into a crooked, unpredictable motion, and the more you attempt to influence its course, the more dismal your future becomes.

VICE-GRIPS: Generally used after pliers to completely round off bolt heads. If nothing else is available, they can also be used to transfer intense welding heat to the palm of your hand.

OXYACETYLENE TORCH: Used almost entirely for lighting various flammable objects in your shop on fire. Also handy for igniting the grease inside the wheel hub out of which you want to remove a bearing race.

TABLE SAW: A large stationary power tool commonly used to launch wood projectiles for testing wall integrity.

HYDRAULIC FLOOR JACK: Used for lowering an automobile to the ground after you have installed your new brake shoes, trapping the jack handle firmly under the bumper.

BAND SAW: A large stationary power saw primarily used by most shops to cut good aluminum sheet into smaller pieces that more easily fit into the trash can after you cut on the inside of the line instead of the outside edge.

TWO-TON ENGINE HOIST: A tool for testing the maximum tensile strength of everything you forgot to disconnect.

PHILLIPS SCREWDRIVER: Normally used to stab the vacuum seals under lids or for opening old-style paper-and-tin oil cans and splashing oil on your shirt; but can also be used, as the name implies, to strip out Phillips screw heads.

STRAIGHT SCREWDRIVER: A tool for opening paint cans. Sometimes used to convert common slotted screws into non-removable screws and butchering your palms.

PRY BAR: A tool used to crumple the metal surrounding that clip or bracket you needed to remove in order to replace a 50 cent part.

HOSE CUTTER: A tool used to make hoses too short.

HAMMER: Originally employed as a weapon of war, the hammer nowadays is used as a kind of divining rod to locate the most expensive parts adjacent the object we are trying to hit.

UTILITY KNIFE: Used to open and slice through the contents of cardboard cartons delivered to your front door; works particularly well on contents such as seats, vinyl records, liquids in plastic bottles, collector magazines, refund checks, and rubber or plastic parts. Especially useful for slicing work clothes, but only while in use.

Your new home and the current market

In the past five to 10 years, we have all seen some odd things occur in our treasured economic market. Big name companies have been bought out and sold, much to our surprise. In the past few months, well known companies have closed their doors, stopped making deliveries, reorganized their financial structures, and most surprisingly, filed for bankruptcy. Financial institutions are struggling, so they say. Automakers are struggling. News organizations are losing subscribers. Of course, we all know of the real estate problems due to what many believe were government mandated loans given to home buyers who could not afford to pay their mortgages.

These situations may make us question the wisdom of investing in a new home, not to mention a log home. In reality, this is an unbelievably good time to invest in land and homes. Mortgage money is available and interest rates are quite low. Given that, I wish to make a statement for you about the financial health of our primary supplier, Honest Abe Log Homes.

Honest Abe year end sales promtion

Honest Abe Log Homes announced a year end sales promotion November 25 that is in effect until December 31, 2008.

Place your $1500 deposit on the material package before the end of the year. This will lock in 2008 pricing. You have until June 30, 2009 to take delivery of the package. Clients will also receive either a $500 or $1000 credit toward the purchase of extra interior wood siding, upgraded windows and added insulation.

This year end promotion applies to log homes, timber frame homes and RuStick series of stick built "log" homes. This promotion does not apply the Sportsman [recreational] Cabin series.

What we offer for self builders

More people that you might think are interested in building their own log homes. We offer five helpful bonuses for self builders.

First, I have a flyer about our Construction Seminars. They are for builders and self builders. I highly recommend that self builders attend the next one, which will be in 2009.

Second, I will give you our Construction Manual on CD. It takes you through all of the detail work.

Third, the logs are precut. This makes some of the work easier.

Fourth, we provide a wall chart that tells you where the numbered logs go. It is like paint by the numbers, only the logs are heavy.

Fifth, we will be on call to give you help if and when you run into any situations that you cannot sort out. There are usually two or three places where you might have questions or concerns. Remember, people who build their own log homes are quite common.

Give me a call after you have reviewed the information package from me and we can chat or sit down and go over the details. I will bring along some floor plans and a copy of the old Construction Manual so you can see what it contains.

You can do it. It also helps to get your friends and relatives involved.
